Conditions or Reasons for Planning Application - CB/19/00960/FULL
Conditions or Reasons:
1) The proposed garage/workshop with first floor accommodation with front and rear dormer window would (by reason of its excessive size, backland location and lack of connections with the host dwelling) appear as an independent unit rather than an ancillary and subservient building to 25 Leighton Road. The building would appear prominent in the context of the open countryside and accordingly, detrimental to the visual amenity and openness of the adjacent Green Belt and fails to preserve the character and appearance of the conservation area. The proposal would thus be in conflict with the National Planning Policy Framework (2019), Policy H8 of the SBLP and Policies HQ1, HE3 and SP4 of the emerging Central Bedfordshire Local Plan and to the provisions of the technical Design Guide for Central Bedfordshire 2014 (DS4: Residential Alterations and extensions).
