Conditions or Reasons for Planning Application - CB/19/02184/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No element of the proposed programme of remedial works hereby approved in respect of the garden/boundary wall (including any work of wall dismantling) shall be undertaken until the following has been considered on site and agreed in writing by the Local Planning Authority:-
- samples of wall body brick, wall coping and plinth detailing brick proposed to be used
The works to the garden/boundary wall shall thereafter be carried out in strict accordance with the approved details and in accordance with the approved drawings and written Specification & Construction Notes Rev. C (Ward-Booth Partnership) unless otherwise agreed in writing, and in advance, by the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
3) All remedial works in respect of the main house hereby approved shall be carried out in strict accordance with the approved drawings and written Specification & Construction Notes Rev. C (Ward-Booth Partnership) unless otherwise agreed in writing, and in advance, by the Local Planning Authority.

Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
4) Where bricks proposed to be used in the remedial works hereby approved are supplied as part of a range displaying colour variation, careful sorting and brick selection shall take place on site prior to brick use/installation, and only bricks which are consistent with the colour tone of the existing masonry shall be used in the approved works.

Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Unless otherwise stated in the approved drawings and/or written Specification & Construction Notes Rev. C (Ward-Booth Partnership) all mortar jointwork formed as part of the remedial works to the main house and garden/boundary wall hereby approved shall match in width, profile and finish the existing jointwork to be retained, with brick edges (arrises) left cleanly visible, all round and without mortar 'buttering' across the brick faces.

Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
6) This consent relates only to the details shown on the submitted plans, numbers SPECIFICATION & CONSTRUCTION NOTES Rev C Recieved 24.04.202, 65444/C Analysis of Mortar Sample, Design, Access and Heritage Statement 03.07.2019, SK8 Rev A, SK3 Rev A, SK9, SK2 Rev A, SK7, SK6, SK4 Rev A, SK5 Rev A and SK1.

Reason: To identify the approved plans and to avoid doubt.
