| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application all masonry and timber work repairs to be undertaken as part of the works hereby approved shall accord with established Conservation 'best practice' in the choice of appropriate materials, such as lime-based mortars, and shall be executed in a manner that respects the tradional character, appearance and detailing of the building.
Reason: To ensure that the works hereby approved are undertaken with due regard to, and in maintenance of, the historic fabric, character and appearance of the listed building (Section 16, NPPF) |

Notwithstanding the details submitted with the application all new studwork partitioning proposed to be installed shall be attached to existing wall and ceiling fabric, as appropriate, with screw-fixings only, unless agreed otherwise in advance of installation, and in writing, by the Local Planning Authority.
Reason: To ensure that the works hereby approved are undertaken with due regard to, and in maintenance of, the historic fabric and character of the listed building (Section 16, NPPF) |

Notwithstanding the details submitted with the application, and for the complete avoidance of doubt, the replacement timber windows hereby approved shall match in construction, design and glazing bar profile the traditional four-light wooden casement sections to be retained. Other than as hereby approved no window shall be removed, replaced or altered (including reglazing) unless agreed otherwise in advance, and in writing, by the Local Planning Authority.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers D92 - 19-04-DR-A-010/ REV. CODE P1, D92 - 19 - 04-DR-A-011/ REV. CODE P1, D92 - 19-04-DR-A-013/ REV. CODE P1, D92 - 19-04-DR-A-015/ REV. CODE P4 and CR_WRCS_LS_D/ REVISION D.
Reason: To identify the approved plans and to avoid doubt. |
