Conditions or Reasons for Planning Application - CB/19/03719/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full selection of proposed external materials, including a section of traditional weatherboard cladding, a sample of plinth brick, roof tile and ridge piece shall be made available on site for inspection by, and the written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.


Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the historic character and appearance of this listed building (Section 16, NPPF)
3) Notwithstanding the details submitted with the application product details of the flat roof door canopy proposed to be installed including full details of the intended method of its fixing to the building in specific respect of the safeguarding of existing historic wall framing to be retained shall be submitted to and approved in writing by the Local Planning Authority prior to installation of the canopy on site and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the historic fabric and character of this listed building (Section 16, NPPF)
4) All works hereby permitted shall be carried out in strict accordance with the detail provided in the approved drawings unless otherwise agreed in writing, and in advance, by the Local Planning Authority.

Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the historic character and appearance of this listed building in all respects and for the complete avoidance of doubt (Section 16, NPPF)
5) Notwithstanding the details submitted with the application, the decorative bracketed timber window hoods shown to be incorporated in the development hereby approved shall exactly match the existing timber window hoods in form, bracket profile and final finish unless otherwise agreed in writing, and in advance of installation, by the Local Planning Authority.


Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the historic character and appearance of this listed building in all respects and for the complete avoidance of doubt (Section 16, NPPF).
6) Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the development hereby approved shall be of 'Heritage Range' black painted cast aluminium unless otherwise agreed in writing, and in advance of installation, by the Local Planning Authority.


Reason: To ensure that the development hereby approved is undertaken with due regard to, and in safeguarding of, the historic character and appearance of this listed building in all respects and for the complete avoidance of doubt (Section 16, NPPF).
7) This consent relates only to the details shown on the submitted plans, numbers CR_WRCA_LS_D, D92-19-04-DR-A-010, D92-19-04-BR-A-011, D92-19-04-DR-A-012, D92-19-04-DR-A-020, D92-19-04-DR-A-021, D92-19-04-DR-A-022, D92-19-04-DR-A-023, D92-19-04-04-DR-A-100 and D92-19-04-DR-A-101

Reason: To identify the approved plan/s and to avoid doubt.
