Conditions or Reasons for Planning Application - CB/20/03432/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2020/0904/01, 2020/0904/02, 2020/0904/03, 2020/0904/04, DH/2015/0403, H/2015/0403

Reason: To identify the approved plan/s and to avoid doubt.
3) All external materials and final finishes of the development hereby approved shall closely match those of the existing host structure unless otherwise agreed in writing by the Local Planning Authority in advance of the commencement of construction on site, and the development shall thereafter be implemented strictly in accordance with the approved details.

Reason: To ensure that the development is carried out in manner appropriate to the character and the appearance of the Conservation Area in which the site is located
