Conditions or Reasons:
3) Notwithstanding the details submitted, no development shall take place until full details of soft landscape have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. Soft landscape works shall include: plans for establishing hedgerows, understorey vegetation and trees around the perimeter of the site; written specifications (including cultivation and other operations associated with tree and plant establishment); schedules of plants, noting species, plant sizes and proposed
numbers/densities where appropriate; an implementation programme.

Reason: To ensure a satisfactory level of planting in the interest of visual amenity.
8) No development shall commence in connection with the development hereby approved until an Ecological Enhancement Strategy (EES) for the creation of new wildlife features and tree, shrub and wildflower planting/establishment has been submitted to and approved by the Local Planning Authority. The content will need to be agreed and approved by the Council's ecologist and shall include the:
a) purpose and objectives for the proposed works;
b) detailed design(s) and/or working method(s) necessary to achieve stated objectives (including, where relevant, type and source of materials to be used);
c) extent and location of proposed works shown on appropriate scale maps and plans;
d) persons responsible for implementing the works;
e) details of initial aftercare and long-term maintenance.
f) submission of a completed Natural England biodiversity metric
 
Within 3 years of energy being first generated from the solar farm a Post-Implementation Verification Report shall be submitted to and approved in writing by the Local Planning Authority. This report shall demonstrate that the proposed development has resulted in a net gain in biodiversity. If a net gain in biodiversity has not been demonstrated then a new Ecological Enhancement Strategy (to include points a-g above) shall be submitted to and approved in writing by the local planning authority and shall be implemented within 12 months of its approval
 
The works shall be carried out strictly in accordance with the approved details and shall be retained in that manner thereafter.
 
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with Policies CS18 and DM15 of the Core Strategy and Development Management Policies 2009 and the National Planning Policy Framework.
