Conditions or Reasons for Planning Application - CB/21/00766/NMA
Conditions or Reasons:
1) The turbine hereby permitted shall have a maximum height to tip of 143.5m and a rotor diameter which measures between 82m - 92m.

Reason: The acceptability of the proposal is based on the turbine having visually very similar dimensions (including rotor cell), appearance, and impact in terms of shadow flicker to the existing turbine at Double Arches.

2) The turbine hereby approved shall have an installed capacity of 1.5MW or greater.

Reason: The acceptability of the proposal is based on the environmental benefits of the scheme, which require an installed capacity of 1.5MW or greater.

3) The wind turbine hereby approved shall operate in accordance with a shadow flicker mitigation scheme that is specific to the exact dimensions of the turbine, which shall be submitted to and approved in writing by the Local Planning Authority prior to the first operation of the wind turbine unless a survey carried out on behalf of the developer in accordance with a methodology approved in advance by the Local Planning Authority confirms that shadow flicker effects would not be experienced within habitable rooms within any dwelling.

Reason: To ensure shadow flicker is adequately mitigated.

4) The development hereby permitted shall be carried out in complete accordance with the details shown on the submitted plans: Application layout, Figure 7 of the "Revised Figures and Visualisations - 87m Rotor Diameter" document dated June 2016 and Figures 6 & 8 of the "Checkley Wood Single Wind Turbine: Environmental Report Figures" dated March 2016.

If the turbine is a Vensys VE82 it shall be constructed in complete accordance with the details shown on the following submitted plans: Figure 2A (received 27/06/2016) and Figure 4 of the "Revised Figures and Visualisations - 87m Rotor Diameter."

If the turbine is a Vensys VE87 it shall be constructed in complete accordance with the details shown on the following submitted plans: Figure 2B Version 4.0 dated 21/02/2019, and Figure 3 of the "Non-Material Amendment Figures and Visualisation" document dated February 2019

If the selected turbine is not a Vensys VE82 or VE87, no development shall take place until details of the turbine including its make, model, design, external appearance, finish, colour and technical specification have been submitted to, and approved in writing by, the Local Planning Authority. The turbine shall be erected in accordance with the approved details and so retained thereafter

Reason: To identify the approved plans and to avoid doubt.
