Conditions or Reasons for Planning Application - CB/21/02167/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No above ground works to the construction of the new garage shall take place until a schedule detailing the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority (see informative). The development shall thereafter be carried out in accordance with the approved details.

Reason: Having regard to the location of the site within the Conservation Area and to control the appearance of the building in the interests of the visual amenities of the locality. (Section 12 and 16 NPPF)
3) Prior to commencement of any development a BS 5837 : 2012 Tree Survey, Tree Constraints Plan and an Arboricultural Impact Assessment, Tree Protection Plan and Arboricultural Method Statement shall be submitted to and approved in writing by the Local Planning Authority. All would shall be carried out only in accordance with the approved detail. (Section 12 NPPF).

Reason: A pre commencement condition is necessary to ensure the protection of the protected mature Ash tree within the site. (Section 12 NPPF).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers EX003A, LE1 001, SP02F, PL004E, PL005H.

Reason: To identify the approved plan/s and to avoid doubt.
