4 )In order to discharge condition 10 of this permission; the submission must address the following points: The Environment Agency flooding from rivers and sea map shows zone 2 and 3 areas to the North northeast of the site with a substantial area of school Lane in flood zone 2. Although there is no development proposed in this area landscaping would be likely. The flood zones 2 and 3 should not be landscaped in a manner that reduces capacity, A full drainage drawing is required, this should show; controls, pipe numbers, inverts, inspection chambers, storage and all connections. It should also detail the private, adopted or management company maintained parts. A full set of calculations detailing storage required for the discharge rate allowed, should be incorporated in the next submission. The Internal Drainage Board require a 9m easement for maintenance on the watercourses they manage, this may include culverted watercourses. Any work on or near a watercourse within Central Bedfordshire requires consent from the Internal Drainage Board. In line with the CBC Drainage SPD, the use of swales, rills and above ground conveyance methods would be advantageous to the system and development. Land Drainage Consent under the Land Drainage Act 1991 must be secured to discharge surface water to an existing watercourse, and details of this provided with the full detailed design.
