Conditions or Reasons:
1) (1) The proposed site lies outside the limits of any community or its reasonable future development, in an area where, for social and economic reasons new development should in general be limited to that which is essential for agriculture. (2) The site lies in an area of high landscape value which is shown as such on the approved County Development Plan and the development proposed would be detrimental to the visual amenities of the area. (3) The site lies within an area which it is proposed to include within a "Green Belt" and to restrict further development therein to that which is essential for agriculture. (4) The Minister of Transport has directed that the application should be refused as the proposal would involve the formation of an additional access to the trunk road and would involve considerably increased use of an existing access and would thus tend to prejudice the safety and free flow of traffic on a fast section of the road, in that interference would inevitably be caused by vehicles slowing down and entering the site and emerging onto the trunk road.
