Conditions or Reasons for Planning Application - SB/74/01129
Conditions or Reasons:
1) (1) Before the development is commenced, a landscaping scheme to include all hard surfaces shall be submitted for approval by the District Planning Authority and all planting thereby approved shall be carried out to their satisfaction by a date not later than the end of the full planting season immediately following the completion of that development. Thereafter the trees and shrubs shall be adequately maintained for a period of 3 years from the date of planting and any which die during this period shall be replaced and maintained until satisfactorily established. REASON: To enhance the appearance of the proposed development. (2) The facing materials to be used for the external walls and roof shall be similar in colour and texture to those of the adjoining buildings. REASON: To ensure that the development hereby permitted is in keeping with existing development. (3) No materials or equipment shall be deposited or stored in the open outside the buildings on the site, other than on any area or areas defined for such purpose on the plan attached to the permission. REASON: To enable the District Planning Authority to exercise proper control over development. (4) The use of the premises shall be limited to uses contained within Class X of the Schedule to the Town and Country Planning (Use Classes) Order 1972, but the permission hereby given shall not extend to include the use of the premises for the sale of goods to any person whosoever. REASON: To enable the District Planning Authority to exercise control over the future use of the building. (5) Car parking shall be provided to the District Planning Authority's approved standards. REASON: To ensure that adequate provision is made for vehicles to park clear of the highway in the interests of road safety. (6) The warehouse shall not be occupied until a one-way system of service traffic is in operation utilising both accesses onto Eastern Avenue, and such one-way system has been signposted to the satisfaction of the District Planning Authority. REASON: To ensure that a satisfactory arrangement of service facilities is available before the extension hereby permitted is occupied. (7) The development must be begun not later than whichever is the later of the following dates: a. the 2nd day of April 1980, b. the expiration of 2 years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter approved. REASON: In accordance with Section 41 of the Town and Country Planning Act 1971 to prevent the accumulation of unimplemented planning permissions.
