Conditions or Reasons for Planning Application - SB/73/00014
Conditions or Reasons:
1) (1) The site of the proposed development lies outside the limits of the existing village of Kensworth or its reasonable future development, in an area where for social and economic reasons new development should in general be limited to that which is essential to agriculture. The need for the proposal on these grounds has not been supported by the Ministry of Agriculture. (2) The County Council have recently submitted plans to the Minister of Housing and Local Government seeking agreement to a "Green Belt" around Luton and Dunstable, covering in fact South Bedfordshire and linking up existing "Green Belts" in Hertfordshire to the east and Buckinghamshire to the west. Within this "Green Belt" large increases in population through new housing will only be permitted in a very limited number of villages, whilst in others a very small amount of infilling only will be encouraged. It is probable that Kensworth in view of its position, its character and other factors including drainage difficulties, will be placed in Category "D", a Category in which further housing development will be restricted to small areas of infilling and redevelopment.
