Conditions or Reasons:
1) 1. The site is not in an area suitable for development as it is not served by any satisfactory access arrangements. 2. The only access to the land is situated on the inside of a sharp bend in the Trunk Road A6 and through a narrow gap between existing buildings close to the carriageway of the Trunk Road and it would be likely to increase traffic hazards and create a danger spot if any increased use of the access were permitted.
