1) (1) The proposal constitutes an undesirable extension of business premises into an area allocated primarily for residential use in the Luton and Dunstable Town Map. (2) The development would be detrimental to the amenities of the adjoining residential properties. (3) The proposal does not take into account the need for car parking facilities.
