Conditions or Reasons:
1) 1. The proposed development lies within the proposed Green Belt around Luton and Dunstable. Within this Green Belt approval for development will not be given except in very special circumstances or to meet the needs of agriculture or for purposes defined under Circular 42/55 issued by the Ministry of Housing and Local Government. 2. Development of the type proposed would tend to consolidate an existing ribbon of development along this road which would have an unduly adverse effect upon both the appearance and the character of the surrounding countryside. 3. The proposed development would add to standing, braking and turning vehicular traffic on the adjoining classified road where to do so will further interrupt the free flow of traffic and cause additional danger, obstruction and inconvenience to users of the highway.
