Conditions or Reasons:
1) The proposed fence by reason of its excessive height and prominent siting would be unduly obtrusive and detract from the established character of the streetscene contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policy BE11 of the South Bedfordshire Local Plan and Policy BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications)
2) The proposed development would result in the loss of an area of essentially undeveloped and open land which provides an important amenity feature within this semi-rural street scene and which makes a significant contribution towards the designated Area of Special Character. It would result in a more urbanised form of built development within the street scene, harmful to its character and that of the locality. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE9 and BE11 of the South Bedfordshire Local Plan and Policies BE6 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
