Conditions or Reasons:
1) (1) The car parking area and access road shall be constructed, surfaced and maintained to the satisfaction of the Local Planning Authority before any buildings hereby permitted are used. REASON: To ensure that the car parking area, forecourts and access road are serviceable at all times. (2) Facilities clear of the highway for loading, unloading and turning of vehicles shall be provided to the satisfaction of the Local Planning Authority. REASON: To provide satisfactory loading and turning space within the curtilage of the site and to ensure that the proposed development does not prejudice the free flow of traffic or the conditions of general safety along the neighbouring highway. (3) To comply with the requirements of the car parking standards adopted by the Local Planning Authority provision shall be made to the satisfaction of that Authority for the parking of 48 cars. REASON: To provide accommodation for the standing of motor vehicles off the highway. (4) Samples of materials shall be submitted to and approved by the Local Planning Authority in writing before work is commenced. REASON: The Local Planning Authority wishes to control the appearance of the building and those particulars which will materially affect the external design and appearance of the building are not fully given on the submitted plans. (5) The site shall be planted and maintained in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority before works are commenced and such scheme shall be implemented at the first planting season following the completion of the development. Any trees or shrubs which subsequently die shall be replaced. REASON: In the interests of visual amenity. (6) Decorative screen walls and close boarded fences 6 feet in height shall be erected by the developer and maintained to the satisfaction of the Local Planning Authority along the black and broken black lines respectively indicated on the submitted plan. REASON: In the interests of the appearance of the proposed development and to screen the gardens of the adjoining properties. (7) The use of the development shall be restricted to that within Class 10 of the Town and Country Planning (Use Classes) Order 1963. REASON: To restrict the use of the building to storage purposes only. (8) No nuisance shall be caused to adjoining residential properties by reason of noise or any other cause. REASON: To protect the amenities of the adjoining residential properties. (9) There shall be no building or car parking on the areas hatched red on the submitted plan. REASON: To protect the amenities of the adjoining residential properties. (10) No windows shall be allowed in the wall on the southern elevation. REASON: To prevent overlooking of adjoining residential properties. (11) The existing hedge on the north east boundary shall be retained and maintained to the satisfaction of the Local Planning Authority. REASON: In the interests of visual amenity. (12) Application for approval of any reserved matter must be made not later than the expiration of three years beginning with the date of the grant of this permission. REASON: Required by Section 66 sub-section (4) of the Town and Country Planning Act 1968 to prevent the accumulation of unimplemented planning permissions. (13) The development must be begun not later than whichever is the later of the following dates: 1. the expiration of five years from the date of the grant of this permission, or 2. the expiration of two years from the final approval of the reserved matters or, in the case of approval of different dates, the final approval of the last such matter to be approved. REASON: Required by Section 66 sub-section (4) of the Town and Country Planning Act 1968 to prevent the accumulation of unimplemented planning permissions.
