Conditions or Reasons:
1) (1) The approval of the County Council shall be obtained to the siting, design and external appearance of the buildings and means of access thereto before the development is commenced. REASON: That your application is expressed to be an outline application only. (2) This permission shall be null and void if the approval of the County Council to all the matters referred to in the last preceding condition has not been applied for in writing within three years from today. REASON: To prevent the accumulation of permissions in respect of which no detailed plans have been submitted and to enable the Council to review the suitability of the development in the light of altered circumstances if it is not commenced within three years from today. (3) The proposed group practice surgery shall not be sited nearer than 50 feet to the existing highway boundary. REASON: The Council regard a 50 feet building line as the minimum which should be observed between the proposed development and the existing highway boundary in order to maintain the amenity of the area and the satisfactory appearance of the road. (4) The existing means of access shall be widened to a suitable width for the passage of two vehicles and shall be constructed, laid out and maintained to the County Council's approval. (5) The whole of the area between the building line and the existing highway boundary shall be constructed in a hard surface in a manner to be approved beforehand by the County Surveyor's representative and shall be constructed, laid out and maintained to the County Council's reasonable approval before occupation of the proposed surgery.
