Conditions or Reasons:
1) The proposed extension would not be subservient in scale to the existing dwelling; the design of the extension is also considered to be unsympathetic to the original building. The proposed extension would lead to an over development of the site resulting in a dwelling that spans almost the entire width of its frontage; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan (1993), Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 and the Mid Bedfordshire District Council Supplementary Planning Guidance entitled 'House Extensions and Alterations' (Adopted February 1997).
2) The scale and size of the proposed extension would have an unacceptable loss of light and overbearing impact on the primary ground floor windows in the South elevation and the rear amenity space of No. 51 Alameda Road. The introduction of primary windows to the first floor of the western elevation of the dwelling would result in an unacceptable loss of privacy to the rear amenity area of No. 53 Alameda Road; as such the proposal would be contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan (1993) and Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997.
