Conditions or Reasons:
1) 1. The development hereby approved shall be commenced within five years of the date of this permission. 2. The permission shall extend only to the application as amended by letter and plans received on the 8.5.00. 3. Details of the method of disposal of foul and surface water drainage shall be submitted to and agreed in writing by the Local Planning Authority including any land drainage system, before the development is commenced. Thereafter no part of the development shall be brought into use until the approved drainage scheme has been implemented. 4. No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as aproved. These details shall include planting plans, including schedule of size, species, positions, density and times of planting. 5. The planting which shall have been approved consequent upon the submission of the scheme in accordance with Condition 4 above shall be carried out by a date which shall be not later than the end of the full planting season immediately following the completion of the development. Thereafter the planting shall be adequately maintained for a period of five years from the date of planting. Any of the trees or shrubs or both which die or are removed, or which become severely damaged or seriously diseased (during the said period of five years) shall be replaced with trees or shrubs or both, as the case may be, of similar size and species to those originally required to be planted and the same shall be maintained until properly established. 6. Notwithstanding the details submitted in support of this application no work shall commence on the site pursuant to this permission until revised details of the parking area showing the provision of 9 spaces has been submitted to and approved in writing by the Local Planning Authority. The details thereby approved shall be implemented and available for use prior to the first occupation of any of the dwellings. 7. Before any of the units hereby approved are occupied, a plaque commemorating the previous use of the building by the Co-operative Movement, details of which shall have been previously agreed in writing by the Local Planning Authority, including its design, content and position on the building, shall be attached to the building. 8. The ground floor hall window in the east elevation of the development hereby permitted shall be of fixed type and fitted with obscured glass of a type to substantially restrict vision through it at all times. No further windows or other openings shall be formed in the elevation. Reasons ------- 1. To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. 2. For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority. 3. To ensure that adequate foul and surface water drainage is provided and that existing and future land drainage needs are protected. 4. In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area. 5. In order to ensure that the planting is carried out within a reasonable period in the interest of the visual amenities of the area. 6. To ensure that the development is served by the necessary off-street parking provision. 7. In the interests of the character and appearance of the site and the area generally. 8.
