Conditions or Reasons:
1) 1. The use of the application site for storage and distribution (Class B8) results in a use which is detrimental to the amenity of nearby residents by reason of general noise and disturbance which is contrary to Policy BE1 of the Adopted Mid Beds Local Plan and Policy DPS7 of the Mid Beds Local Plan First Review Deposit Draft 1997 as proposed to be changed. 2. The use of the application site for storage and distribution (Class B8) results in a use which is detrimental to highway safety due firstly to the access to the site being of substandard width and radii to properly and safely accomodate the vehicles generated by the use, and secondly the site is of insufficient area to properly accommodate the turning of vehicles clear of the highway which would lead to the reversing of vehicles to and from the carriageway to the detriment of highway safety.
