Conditions or Reasons for Planning Application - MB/02/00250/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The foundations to the outbuilding hereby approved shall be constructed strictly in accordance with the details shown on approved plan no. GP002 unless otherwise agreed in writing by the Local Planning Authority.

Reason: In the interests of the amenity of the Tree and Preservation Order site and the surrounding area.
3) The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 12 Orchard Close.

Reason: To protect the amenities of occupiers of neighbouring properties.
4) Details fo materials to be used for the external finishes of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To protect the visual amenities of the building and of the area generally.
5) No development shall take place until there has been submitted to and
approved in writing by the Local Planning Authority a plan indicating the
positions, design, materials and type of boundary treatment to be erected.
The boundary treatment shall be completed
(i) before the use hereby permitted is commenced
(ii) before the building(s) is/are occupied
(iii) in accordance with a timescale agreed in writing with the Local Planning
Authority.

Development shall be carried out in accordance with the approved details.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.
6) The permission shall extend only to the application as amended by letter and plans received on 15th May 2002.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
