Conditions or Reasons:
1) The proposed development would, because of its size, massing, incongruous design and prominent siting, be out of character with the existing dwelling and harmful to the visual amenities of the locality. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and H9 of the South Bedfordshire Local Plan and Policies BE8 and H8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
