Conditions or Reasons for Planning Application - SB/03/01084
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Before development begins, details of the position, level and overall height above the prevailing ground level of the fence to be erected on the boundary of the site with No. 28 Sylvester Street shall be submitted to and approved in writing by the District Planning Authority. Thereafter, the development shall be carried out in accordance with the approved details.
REASON: To protect the privacy of the occupiers of the neighbouring property.

3) New external brickwork shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
4) This permission relates only to the details shown on the Site Location Plan, the Block Plan and Drawing Nos. 1 of 3, 2 of 3 and 3 of 3 received 13/06/03 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
