Conditions or Reasons:
1) The proposal, by reason of its size, design and situation in relationship with the main house on the corner of a cul de sac, would encroach into an important area of open space and thereby disturb the visual balance of the street layout to the harm of the local character. The visual impact and lack of harmony would be exacerbated by the use of unequal roof pitches in a conspicuous location.The proposal would therefore be contrary to Policy 10 of the Bedfordshrie Structure Plan 2011, Policies BE11 and H9 of the South Bedfordshire Local Plan and Policies BE8 and H8 of the South Bedfordshire Local Plan First review Deposit (and Proposed Modifications).
