Conditions or Reasons:
1) The proposed development by reason of its size, bulk and siting in close proximity to a Preserved Sycamore Tree, would be likely to result in the loss of that tree to the detriment of the character and appearance of the area. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011, Policies NE6 and BE11 of the South Bedfordshire Local Plan and Policies NE4 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
