Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal would result in the loss of open space and landscaped areas between buildings, to the detriment of the pleasant character and appearance of the area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE11 of the South Bedfordshire Local Plan and Policies BE8, H2, H6 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
