Conditions or Reasons:
1) The proposed development would, because of its height, massing and unsympathetic design, appear unduly overbearing and be harmful to the amenities of the streetscene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies H9 and BE11 of the South Bedfordshire Local Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
