Conditions or Reasons:
1) The proposed development would, because of its size, height, bulk and massing in relation with No. 13 Redfield Close, be out of character with the locality and would thereby be harmful to the visual amenities of the street scene and to the residential amenties of the adjoining occupiers. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H9 and BE11 of the South Bedfordshire Local Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
