Conditions or Reasons for Planning Application - SB/03/01323
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
3) Visibility splays shall be provided at the junction of the vehicular access with the public highway. The splays shall extend to the limits of the site's highway frontage on each side of the access from a point on the centre line of the access measured 2m back from the road channel. The vision splays so described shall be maintained free from any obstruction to visibility exceeding a height of 1050mm above the adjoining road channel level.
REASON: To provide adequate visibility between the existing highway and the access, and to make the access safe and convenient for the traffic which is likely to use it.

4) This permission relates only to the details shown on Drawings Nos. 03/16/01, 03/16/02, 03/16/03, 03/16/04 and 03/16/05 received 8/8/03 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
