Conditions or Reasons for Planning Application - SB/03/01348
Conditions or Reasons:
1) The design of the existing shopfront of Number 82 Hockliffe Street is an important element of its surroundings, due to its traditional proportions, detailing and materials. The removal of the shopfront would have an adverse impact on the appearance of the building and the proposal is therefore contrary to Policy TC3 of the South Bedfordshire Local Plan and Policy TCS9 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The proposed shopfront would, because of its prominent siting, use of modern materials, lack of detailing and overall design, including the shutters and shutter housing, be harmful to the visual amenities of the locality and insensitively related to its urban surroundings. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and TC3 of the South Bedfordshire Local Plan, Policies BE8 and TCS9 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications) and the South Bedfordshire Shopfront Design Guide.
