Conditions or Reasons:
1) The proposed development would, because of its size, bulk and juxtaposition with adjoining properties, appear unduly overbearing and obtrusive, result in unacceptable overshadowing and be harmful to the amenity of the streetscene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies H9 and BE11 of the South Bedfordshire Local Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
