Conditions or Reasons:
1) The proposed development would, because of its size and positioning be unduly overbearing and result in an unacceptable loss of light and overshadowing of the adjacent property number 1 Borough Road detrimental to the residential and visual amenities of neighbouring occupiers. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policy H9 of the South Bedfordshire Local Plan and Policy H8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
