Conditions or Reasons:
1) When taken with the previous extensions carried out to the property, the proposal would by virtue of its excessive depth and siting, result in an overbearing form of development, harmful to the character of this part of the Toddington Conservation Area and to the residential amenities of the occupiers of the neighbouring property, no.27 Market Square. The proposal is therefore contrary to Policies 10 and 13 of the Bedfordshire Structure Plan 2011, Policies H9, BE5/BE6 and BE11 of the South Bedfordshire Local Plan and Policies H8, BE4/BE5 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings, out of character with this part of the Toddington Conservation Area and harmful to the character, appearance and setting of this Grade II listed building. The proposal is therefore contrary to Policies 10 and 13 of the Bedfordshire Structure Plan 2011, Policies H9, BE5/6 and BE11 of the South Bedfordshire Local Plan and Policies H8, BE4/5 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
