Conditions or Reasons:
1) When taken with the previous extensions to the property, the proposal would by virtue of its excessive depth and siting result in an overbearing form of development, harmful to the character, appearance and setting of this Grade II LIsted building and this part of the Toddington Conservation Area. The proposal is thereby contrary to Policy 13 of the Bedfordshire Structure Plan 2011, Policies BE2, BE5 and BE6 of the South Bedfordshire Local Plan and Policies BE2, BE4 and BE5 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
