Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which, by virtue of the restricted plot widths, the absence of space about buildings, and the bulk and overall massing of the proposed dwellings, would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy BE11 of the South Bedfordshire Local Plan and Policy BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The proposed dwelling on plot 1, by reason of its size, bulk, siting and relationship with the adjoining property, 97A Plantation Road, would appear unduly overbearing and would have a detrimental impact on the amenity enjoyed by the occupants of that property. The proposal is therefore contrary to the principles of good design set out in Policy BE11 of the South Bedfordshire Local Plan and Policy BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
