| Conditions or Reasons: | 1)
The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. |

Before development begins, a scheme for screen fencing and/or screen walling shall be submitted to and approved in writing by the District Planning Authority. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained. REASON: To safeguard the amenity of the area. (Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). |

Before development begins, samples of the materials to be used for the external walls and roofs of all new buildings shall be submitted to and approved in writing by the District Planning Authority. REASON: To control the appearance of the building/s. (Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no extensions to the building/s hereby permitted shall be carried out without the grant of further specific permission from the District Planning Authority. REASON: To control the external appearance of the building/s in the interests of the amenities of the area. (Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). |

Before development begins, the positions of the corners of the building shall be pegged out on site and its position approved in writing by the District Planning Authority. REASON: To enable consideration to be given to the precise layout of the development. (Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). |

Before development begins, details of the proposed method of foul and surface water drainage for the site shall be submitted to and approved in writing by the District Planning Authority. The drainage works as approved shall be constructed in accordance with the approved details before the development is first occupied or brought into use. REASON: To ensure satisfactory drainage of the site. (Policies IS4, IS5, S.B.L.P.; IS4, IS5, S.B.L.P.F.R.D.). |

The development shall only be carried out in complete accordance with the approved plans and specifications. REASON: To ensure no variation from the approved plans. (Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). |

Visibility Splays shall be provided at the junction of the access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 2m measured along the centre line of the proposed access from its junction with the channel of the public highway and 23m measured in a north westerly direction and along the site frontage in a south easterly direction from the centre line of the proposed access along the line of the channel of the public highway. The required vision splay shall, on land in the applicant's control, be kept free of any obstruction exceeding a height of 1.05m. REASON: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it. (Policies T13, S.B.L.P.; T14, S.B.L.P.F.R.D.). |

The proposed vehicular access shall be surfaced in bituminous or other similar durable material as may be approved in writing by the Local Planning Authority for a distance of 8m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that if does not discharge into the highway. REASON: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of the highway safety. (Policies T13, S.B.L.P.; T14, S.B.L.P.F.R.D.). |

This permission relates only to the details shown on Drawing Nos. 03178/04/A, 03178/01/A and and 03178/03/A received on 04/09/03 or to any subsequent appropriately endorsed revised plan. REASON: To identify the approved plans and to avoid doubt. |
