Conditions or Reasons for Planning Application - SB/03/01453
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
3) All on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not disharge into the highway.
Reason
In order to minimise danger, obstruction and inconvenience to users of the highway and of the premises.

4) Before the garage is brought into use an up - and - over electrically operated garage door shall be erected, of a type that is remotely controlled from the vehicle using the garage. The type of door and remote control shall thereafter be permanently retained on site unless otherwise agreed in writing by the district planning authority.
REASON:
To avoid the need to park across the public footway whilst the garage door is being opened thereby avoiding the obstruction of the public footway to the inconvenience of users of that footway.

5) This permission relates only to the details shown on the Site Location Plan received 10/09/03 and the Block Plan and Drawing Nos. Rev:A/7/11/03 received 11/11/03 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
