Conditions or Reasons for Planning Application - SB/03/01486/LB
Conditions or Reasons:
1) The works shall begin not later than five years from the date of this consent.
REASON: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2) Unless otherwise agreed in writing by the District Planning Authority, all timber repair works are to be executed using traditional methods of carpentry repair.
REASON: To ensure control over the appearance of the listed building and preserve its historic character.
3) No structural timbers of the listed building shall be cut or repositioned as part of the works unless otherwise agreed in writing by the District Planning Authority prior to the commencement of the works.
REASON: To ensure the preservation of the historic fabric of the listed building.
4) Before the work is commenced and notwithstanding any information submitted with the application, samples and or details of all external materials to be used for the development, in particular the following:
- samples of replacement or new brickwork/stonework;
- details of the external render finish;
- details, profile, motar mix and colour of painting;
- samples of complete window frames where appropriate or samples of glazing bars and details of stain/paint to be used;
- details of external wall finishes;
shall be submitted to and approved in writing by the District Planning Authority. The development shall only be carried out in accordance with the approved details and samples.
REASON: To ensure control over the appearance of the listed building and preserve its historic character.
5) This consent relates only to the details shown on Revised Drawing No. 03/296/02 received 18/02/04 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
