Conditions or Reasons:
1) The proposed conversion would establish a detached dwelling house which by reason of its scale and the nature of the likely increased activity would be harmful to the established character and amenity of Copt Hall Cottages. The proposal is therefore considered to be contrary to Policies 10 and 24 of the Bedfordshire Structure Plan 2011, Policies NE3, NE12 and BE11 of the South Bedfordshire Local Plan and Policies NE3, NE11 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
