Conditions or Reasons:
1) The proposed extension, by reason of its mass, width, bulk and scale, would result in an unacceptable loss of space about the building which would harm the spacious character and visual amenity of the street scene. As such the proposal is contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and H9 of the South Bedfordshire Local Plan and Policies BE8 and H8 of the South Bedfordshire Local Plan First Review Deposit Draft (and Proposed Modifications).
