Conditions or Reasons for Planning Application - SB/03/01577
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) Within 6 months of the date of this permission, works to the plinth, windows and cart shed as shown on Drawings received 9/10/03 and Revised Drawings Nos. A2537/1.1/03 Rev. K and A2537/1.1/04 Rev.H received 27/11/03 shall be carried out and completed in strict accordance with the approved plans and to the written satisfaction of the District Planning Authority.
Reason: To ensure control over the appearance of the buildings and this part of the Whipsnade Conservation Area, Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value.
(Policies 6,7,13 BSP; NE2, NE3, BE2, BE5, BE11 SBLP; NE2, NE3, BE2, BE4, BE5, BE8 SBLPFRD).
3) The turning space for vehicles illustrated on Revised Drawing No. A2537/1.1/03 Rev.K received 27/11/03 shall be constructed before the development is first brought into use.
REASON: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway.(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D).
4) New external facing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
5) Before the work is commenced and notwithstanding any information submitted with the application samples of complete window frames where appropriate or samples of glazing bars and details of stain/paint to be used shall be submitted to and approved in writing by the District Planning Authority. The development shall only be carried out in accordance with the approved details and samples.
Reason: To ensure control over the appearance of the buildings and this part of the Whipsnade Conservation Area, Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value.
(Policies 6,7,13 BSP; NE2, NE3, BE2, BE5, BE11 SBLP; NE2, NE3, BE2, BE4, BE5, BE8 SBLPFRD).
6) Before the dwelling hereby permitted is first occupied, the private garden boundary fences as indicated on Revised Drawing No. A25371/1.1/03 Rev. K received 27/11/03 shall be erected in the positions shown.
Reason: In order to ensure that the devlopment remains appropriate to and safeguards the character and openness of the Green Belt, and a designated Area of Outstanding Natural Beauty and an Area of Great Landscape Value.
Policies 24, BSP; GB1, BE5/6, BE11, SBLP, GB1, BE4/5, BE8, SBLPFRD).
7) Before the dwelling hereby permitted is first occupied, the area coloured brown shall be used for residential purposes and the area coloured green shall be retained as agricultural land as indicated on Block Plan received 1/12/03
Reason: In order to ensure that the devlopment remains appropriate to and safeguards the character and openness of the Green Belt, and a designated Area of Outstanding Natural Beauty and an Area of Great Landscape Value.
Policies 24, BSP; GB1, BE5/6, BE11, SBLP, GB1, BE4/5, BE8, SBLPFRD).
8) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building/s hereby permitted shall be carried out without the grant of further specific permission from the District Planning Authority.
REASON: To control the external appearance of the building/s in the interests of the amenities of the area.
(Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.).
9) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no alterations to the external appearance of the building/s hereby permitted shall be carried out without the prior written approval of the District Planning Authority.
REASON: To control the external appearance of the building/s in the interests of the amenities of the area.
(Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.).
10) Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific permission from the District Planning Authority.
REASON: To control the development in the interests of the amenities of the area.
(Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.).
11) This permission relates only to the details shown on the Site Location Plan and Window and Plinth details received 9/10/03 and Drawings Nos. A2537/1.1/03 Rev. K and A2537/1.1/04 Rev.H received 27/11/03 and Block Plan received 1/12/03 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
