Conditions or Reasons for Planning Application - SB/03/01609/FULL
Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011, Policy BE11 of the South Bedfordshire Local Plan and Policy BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The proposed development would, because of its height, massing and unsympathetic design, appear unduly overbearing, result in loss of privacy to adjacent properties and be harmful to the amenity of the streetscene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies H9 and BE11 of the South Bedfordshire Local Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
