Conditions or Reasons:
1) The proposed development would, because of its form, bulk, scale and unsympathetic design, appear as an unduly obtrusive and overbearing feature, detrimental both to the appearance of the existing terrace of properties and the locality in general. Accordingly, the proposal is contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and H9 of the South Bedfordshire Local Plan and Policies BE8 and H8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
