| Conditions or Reasons: | 1)
The development shall begin not later than five years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990. |

Before development begins, a landscaping scheme to include any hard surfaces and earth mounding shall be submitted to and approved in writing by the District Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established. REASON: To ensure a satisfactory standard of landscaping. (Policies 8, 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). |

The existing trees and hedgerows shall be retained and protected in a manner to be approved in writing by the District Planning Authority and shall not be destroyed, uprooted, felled, lopped or topped without the previous written consent of the District Planning Authority. Any trees or hedgerows removed without such consent or dying or being severely damaged or becoming seriously diseased during that period shall be replaced by trees or hedgerow specimens of such size and species as may be agreed with the District Planning Authority. Such trees or hedgerow specimens shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established. REASON: To comply with Section 197 of the Town and Country Planning Act 1990 and to safeguard existing trees on site. (Policies 8, 10, B.S.P; BE11, S.B.L.P; BE8, S.B.L.P.F.R.D.). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles. REASON: To ensure that off-street parking is retained in the interests of highway safety. (Policies 42, B.S.P.; T13, S.B.L.P.; T14, S.B.L.P.F.R.D.). |

Before development begins, samples of the materials to be used for the external walls and roofs of all new buildings shall be submitted to and approved in writing by the District Planning Authority. REASON: To control the appearance of the building/s. (Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.). |

The windows shown on Drawing no. 03-079.4.E and shall be permanently glazed with obscured glass and fixed shut. REASON: To protect the privacy of the occupiers of adjoining properties. (Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building/s hereby permitted shall be carried out without the grant of further specific permission from the District Planning Authority. REASON: To control the external appearance of the building/s in the interests of the amenities of the area. (Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional dormer windows or rooflights shall be inserted into either flank elevation of the proposed dwelling. REASON: To protect the amenity of neighbouring residents. (Policies H9, S.B.L.P.; H8, S.B.L.P.F.R.D.). |

Development shall not begin until details of the junction of the proposed vehicular access with the highway have been approved by the Local Planning Authority and no building shall be occupied until the junction has been constructed in accordance with the approved details. REASON: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D). |

Visibility splays shall be provided at the junction of the access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 1.8m measured along the centre line of the proposed access from its junction with the channel of the public highway and 1.8m measured from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall, on land in the applicant¿s control, be kept free of any obstruction exceeding a height of 1.05m. REASON: To provide adequate visibility between the existing highway and the proposed access(es), and to make the access(es) safe and convenient for the traffic which is likely to use it (them).(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D). |

Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority¿s approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. REASON: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises.(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D). |

The development shall not be brought into use until a turning space for vehicles has been constructed within the curtilage of the site in a manner to be approved in writing by the Local Planning Authority. REASON: To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway.(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D). |

Before development begins, details of the levels of the proposed dwelling shall be submitted to and approved in writing by the District Planning Authority, and development shall thereafter be implemented accordingly. REASON: To produce a satisfactory relationship between the various elements of the scheme and adjacent properties. (Policies 8, 10, B.S.P; BE11, S.B.L.P; BE8, S.B.L.P.F.R.D.). |

Before the access is brought into use an area of land across the whole of the site frontage measuring at least 2.0m from and parallel to the nearside edge of the adjacent road carriageway shall be provided and thereafter be kept free of all obstruction to visibility over a height of 1.05m above the adjoining road channel level. REASON: To provide adequate visibility between the existing highway and the proposed access(es), and to make the access(es) safe and convenient for the traffic which is likely to use it (them).(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D). |
15)
No development shall commence until a wheel cleaning facility has been provided at all site exits in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority. The wheel cleaner(s) shall be removed from the site once the roadworks necessary to provide adequate access from the public highway have been completed (apart from final surfacing) to the satisfaction of the Local Planning Authority. REASON: In the interests of the amenity and to prevent the deposit of mud or other extraneous material on the highway during the construction period.(Policies 42 B.S.P; T4 S.B.L.P; T1 S.B.L.P.F.R.D). |

This permission relates only to the details shown on the site location plan and Drawing Nos. 03-079.1.E, 03-079.2.E, 03-079.3.E and 03-079.4E received 27/10/03, and the site layout plan received 06/01/04 or to any subsequent appropriately endorsed revised plan.
