Conditions or Reasons for Planning Application - SB/03/01657
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) The development shall only be used as an an annexe to the dwelling and shall not be occupied as a separate or self contaied dwelling unit.
REASON: To prevent the establishment of a seperate residential unit.

3) This permission is for the sole benefit of Mr & Mrs P Aslan and their immediate family and shall extend to no other person, partnership, firm or company.
REASON: To ensure the retention of planning control by the District Planning Authority on the disposal of the present applicant's interest in the land and buildings.

4) This permission is limited to a period expiring on 31/12/2010 when the use as a self-contained annexe shall be discontinued unless before that date the District Planning Authority has granted permission for its continuation.
REASON: To allow the District Planning Authority to review the use when the permission expires.

5) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
6) Details of a screen fence to be erected in the position shown marked blue on Drawing No. PA/DB/001 shall be submitted to and approved in writing by the District Planning Authority and the screen fence as approved shall be erected before the development is first occupied or brought into use and thereafter retained.
REASON: To ensure that privacy is adequately maintained.
(Policies 10, B.S.P.; BE11, H9, S.B.L.P.; BE8, H8, S.B.L.P.F.R.D.).
7) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions or alterations to the building hereby permitted shall be carried out without the grant of further specific permission from the District Planning Authority.
REASON: To control the external appearance of the building/s in the interests of the amenities of the area.

8) The development shall only be carried out in complete accordance with the approved plans and specifications.
REASON: To ensure no variation from the approved plans.
(Policies 10, B.S.P.; BE11, S.B.L.P.; BE8, S.B.L.P.F.R.D.).
9) This permission relates only to the details shown on Drawing No. PA/DB/001 received 05/11/03 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
