Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed extensions would, taken together with the previous extensions to this property, result in a dwelling extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt, and contrary to Policy 24 of the Bedfordshire Structure Plan 2011, Policy H14 of the South Bedfordshire Local Plan and Policy H13 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The design and external appearance of the proposed development incorporating ground and first floor extensions which would substantially increase the width of the dwelling, would result in an excessive bulk and massing of development which, having regard to the degree of restraint appropriate in a Green Belt area would be out of keeping with the scale and character of the original dwelling and detrimental to the garden setting and locality which is designated an Area of Outstanding Natural Beauty and Area of Great Landscape Value. The proposal is therefore contrary to Policies 6, 7 and 10 of the Bedfordshire Structure Plan 2011, Policies NE2, H9, H14 and BE11 of the South Bedfordshire Local Plan and Polcies NE2, H8, H13 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
