Conditions or Reasons:
1) The South Bedfordshire Local Plan and First Review Deposit Plan seek to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011, Policies BE11 and H9 of the South Bedfordshire Local Plan and Policies BE8 and H8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The proposed development would, because of its siting and design, result in an unacceptable loss of privacy, detrimental to the amenities of the occupiers of the adjoining properties. The proposal is therefore contrary to Policies BE11 and H9 of the South Bedfordshire Local Plan and Policies BE8 and H8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
