Conditions or Reasons:
1) The South Bedfordshire Local Plan and South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications) seek to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, and would result in cramped development which would detract from the character of the area. The proposed development is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011, Policies H9 and BE9 of the South Bedfordshire Local Plan and Policies BE6 and H8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) The proposed development would, because of its height, massing and unsympathetic design, appear unduly incongruous and be harmful to the amenity of the streetscene, which is a designated Area of Special Character, and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011, Policies H9, BE9 and BE11 of the South Bedfordshire Local Plan and Policies H8, BE6 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
