Conditions or Reasons for Planning Application - SB/03/01829/FULL
Conditions or Reasons:
1) The proposed dwelling would constitute an unsatisfactory form of development, too large in size, particularly with regard to the frontage width, for the application site and too out of line with the pronounced building line of Richmond Road to the north east. The proposed dwelling, which would occupy a prominent corner site would therefore appear cramped in relation to adjoining building and out of character with the surrounding area. The proposed development is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011, Policies H2, H6 and BE11 of the South Bedfordshire Local Plan and Policies H2, H6 and BE8 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Modifications).
2) If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
